			<content:encoded><![CDATA[<p>When purchasing any goods and services, the small taxation that is added to purchases at an escalating amount is something that we are all used to. In Canada, specifically British Columbia, citizens are accustomed to the provincial sales tax (PST) set at 7% and the goods and services tax (GST), set at 5%. These taxes are going to be combined starting July of this year to create a 12% tax added to a number of goods and services that were previously exempt from either the GST or PST. This HST tax has the potential to adversely effect both home buyers and sellers through the British Columbian province.</p>
<p>The new HST tax and how it affects home sellers will be far reaching. Touted as an economic stimulus that will help many areas of life, the effect on the housing market may not be as stimulating. Originally capped at $400,000, there has been a move to increase the housing cap to $525,000 to appease the large almost unanimous outcry. This is still not good enough when you take into account that British Columbia is home to one of the most expensive housing markets in the North American West.</p>
<p>The idea that those buying homes for under $525,000 will not be effected by the HST is due to a rebate program that will be implemented for homes bought after July 1st of 2010. While this will decrease some of the cost, the HST will still be a detriment to home sellers looking for buyers.</p>
<p>For a home priced at $600,000, the total tax of the HST would equal $72,000 &#8211; a substantial number. If a consumer were to be able to receive a rebate on a home of this price and it is not clear that would be the case, the adjusted taxes would equal $52,000. As of now the only tax on homes would be the GST, which would only equal $30,000. The HST inflates taxes by $22,000 and that doesn&#8217;t take into account all of the other areas that the HST would be worming its way into. Sellers will be hard pressed to find buyers.</p>
<p>The effect of the HST also goes beyond closing costs and will be added to any fees associated with property purchases including any legal fees and, of course, real estate commissions. Homes will now cost more up front than the asking price when factoring the HST, as well the overall experience of living in that home.</p>
<p>Once a home has been purchased, the cost of living is increased. The HST will increase the cost of a host of service like phone and cable, internet and heating, as well as electricity and gas. Purchasing a home is a huge financial hit for anyone and having to adjust to a much higher cost of living on top of that would be something that may potentially scare home buyers and hurt home sellers.</p>
<p>This housing conundrum may create a housing market that is stagnant.</p>
<p>Stagnant housing markets adversely effect the overall economy of any area, as the health of this market is an indicator of good economic times. The new HST tax and how it affects home sellers and buyers will be that real estate will become more of an ordeal that ever before, as well as ingratiating itself into other areas of life and services from haircuts to funeral services. 12% additive tax on a small number of items and services may not make a huge impact, but having 12% added to practically everything will have the opposite effect that is intended.</p>

<p>When looking for someone to restore your sash windows get quotes from a few reputable companies, maybe someone who was referred to you and make sure they arent cutting corners. A fast and inexpensive job could mean that your windows arent being fully restored and you will have to do the work again at a later date to get it right.</p>

Weather seals will need to be placed at the top, bottom and sides as well as the meeting rails. Check the sash cords and replace them and the pulleys as needed and re-balance when complete. Use a highly resilient paint over a base coat.</p>
<p>Quite often the ropes inside the sash will rot and break causing the window to become unbalanced. These ropes are attached to sash weighs which counterbalance the weight of the window. The sash rope rolls over a pulley wheel. Sometimes these wheels have to be replaced if they no longer turn, you may get them to work again with just a bit of lubrication. If they need to be replaced there are a variety of metals to choose from like polished brass, polished chrome, satin chrome, satin nickel or a more economical steel/nylon wheel.</p>
<p>If a sash, box or sill needs to be replaced use oak and traditional joinery methods to get the same integrity as in the original window construction. Replicate all existing window details to match the other windows on the house. Double glaze when done. Finish off with period hardware. Reuse and repair rather than replace for a truly green solution.</p>

A Company Voluntary Agreement may be the best option for you, and to explain a CVA more clearly here is a recent case study.</p>
<p>The company in this example was a 46 year old machinery sub contractors, which had experienced a management buy-out and were in the early stages of a volume manufacturing contract with a large automotive client.</p>
<p>The contract was to be a massive revenue stream for them and so when the need to buy expensive new machinery arose the company purchased it as although it dented their cash flow at the time, they were confident that they would make the money back quickly.. However, as the project progresses the turnover that they initially expected wasn&#8217;t reached, and then to add to their problems they began to have machinery problems- meaning some of the work had to be subcontracted, which decreased their profit margin.</p>
<p>These unaccounted for issues meant the company suffered with cash flow issues, resulting in them owing payments to a number of creditors: secured and unsecured, which the company were struggling to pay. </p>
<p>After seeking the advice of a specialist debt advisor the company applied for a CVA which was approved by the creditors. Under the terms of the CVA preferential was fully paid and the unsecured creditors were paid at around fifty pence in each pound. The contract with the automotive business was passed to another company and the company returned to its bread and butter of sub contracting for a number of well established blue chips.</p>
<p>After keeping up with payments and trading well the company were able to close the CVA early, meaning they were debt free without having to ever cease trading. The company was saved, jobs were not lost and the company continued to trade and turn a profit.</p>

<p>However, it&#8217;s the tech support that seems to have withstood the tests of time and the individuals there aren&#8217;t any better. Did you know that everytime you have a problem with your Real Estate CRM program the technical support people usually have no idea how to resolve your issues? I have two slides in my PowerPoint presentation that talks about all the irritating things technical support people say and ask. The titles are: &#8220;Do you have a brick or a sledgehammer handy?&#8221; and &#8220;Please hold for Mr. Gate&#8217;s attorney.&#8221; I have several others, but we&#8217;ll save those for the live seminars in your area.</p>
<p>I would venture to say that all the technical support people who cover Real Estate Contact Management software have never sold real estate. So basically when you call up tech support with an issue or question, you yourself have to go through a series of questions so they can stall while they look for the answer. What they are trained to do is help you with the occasional &#8220;error&#8221; messages. When you purchase Top Producer or AgentOffice this is the biggest complaint amongst consumers. We can all attest to waiting online for possibly an hour or longer, getting asked questions that really make no sense, and basically wasting time with these people. Then, after all your patience they tell you; &#8220;Well, doesn&#8217;t seem like there is anything wrong with your software.&#8221; Huh, really? One of my attendees even said his tech support said; &#8220;Maybe you shouldn&#8217;t try to use it to do mail merges.&#8221;</p>
<p>Sadly, the problem all along was not with the software. You didn&#8217;t have a &#8220;technical&#8221; issue; you had an &#8220;educational&#8221; issue. It turns out you were trying to prepare a form letter from the wrong part of the program or you were skipping a simple step that was telling the software to print &#8220;to the contact&#8221; not &#8220;to the group.&#8221; Even more sad is the fact that most tech support people don&#8217;t want to admit that they don&#8217;t know all the steps to preparing a mail merge and they do their best to make you feel like the idiot while they get on to the next waiting victim.</p>
<p>Can you believe you have to pay for all this nonsense? Top Producer claims your tech support is free, but they charge you $39 a month to use the software. AgentOffice on the other hand will give you 30 days free, but once this is over and a problem comes about, you have to pay $295. This is the cost of the entire program!</p>
<p>My point here is, if you just take the time to get trained on the program you purchase, life with Real Estate Contact Management software will be much easier. Just think of it as a good health strategy. After all, an ounce of prevention is worth a pound of cure. If you take this route you won&#8217;t have a tech support person say; &#8220;We can fix this, but you&#8217;re going to need a knife, a roll of duct tape and a car battery.</p>
